About the company

Horizon Industrial Parks is an industrial and logistics infrastructure developer, owner and operator offering Grade A fulfilment centres, industrial facilities and in-city centres across India’s major industrial and consumption hubs. The company provides integrated solutions, including built-to-suit facilities, fully fitted plug-and-play facilities, cold storage, energy solutions, on-site staff accommodation, racking, and material-handling equipment. As per the RHP, the company is India’s largest industrial and logistics infrastructure developer, owner and operator in terms of total network, with 45 assets across 10 cities and a total network of 58.58 msf. The company operates across three key asset categories. Fulfilment centres provide bulk storage solutions to customers across e-commerce, third-party logistics, FMCG and retail and accounted for 16.34 msf, or 57.2% of the operational network, as of May 31, 2026. Industrial facilities accounted for 11.42 msf, while in-city centres accounted for 0.79 msf. The company’s operational network stood at 28.55 msf with a committed occupancy of 93.5% as of May 31, 2026. The customer base is spread across a mix of industrial and consumption-focused businesses, which helps reduce its dependence on any one segment. Manufacturing accounted for the largest share of occupied area at 23.6% as of May 31, 2026. Consumption-led logistics was next at 20.7%, followed by e-commerce at 18.1%. EV and auto contributed 13.5%, while retail, renewables and industrial activity led logistics accounted for 10.5%, 9.3% and 3.9%, respectively. The company had 118 customers as of the same date. No individual customer accounted for more than 10% of gross rentals, although the top 10 customers together contributed 41.4%. The company has also been able to bring existing customers back for additional space, with repeat engagements accounting for 40.6% of the incremental area contracted since FY24. The bulk of the company’s revenue comes from leasing its assets. Beyond leasing, it also provides turnkey solutions, cold storage and renewable energy services, which help it serve customers across different requirements. Its operations are spread across 10 major industrial and consumption hubs in India. These include Delhi-NCR, Mumbai, Bengaluru, Chennai, Pune, Hyderabad, Ahmedabad and Nagpur. Out of the 58.58 msf as part of its total network, 28.55 msf was already operational. Another 7.22 msf was expected to be delivered in the near term, while 22.81 msf was under planned projects. As of May 31, 2026, the company had already pre-contracted 2.57 msf across 8 locations. This means customers had already committed to a part of the space that is yet to be delivered, giving the company some visibility on future occupancy. Horizon Industrial Parks has grown its portfolio through both new developments and acquisitions. Since FY21, it has acquired more than 240 acres of land with the potential to develop over 6 msf. The company is also promoted by a group associated with Blackstone, which had more than 1.2 billion square feet of logistics holdings globally as of September 30, 2025. The company plans to further expand its in-city logistics network, value added services and specialised logistics offerings, while using the IPO proceeds primarily towards repayment and/or prepayment of certain borrowings. Grade A space is expected to grow the fastest with a projected CAGR of 25.3%. Its share of the overall stock could rise from 57.4% in CY25 to 76.2% by CY30 as more companies shift towards modern facilities with better infrastructure and stronger compliance standards. Manufacturing could also be a key demand driver. Manufacturing GVA is projected to nearly double from $54,480 crore in FY26 to over $1 lakh crore by FY30. At the same time, e-commerce is expanding beyond the larger cities, which is creating a need for more warehouses and delivery facilities in smaller markets. Companies are also looking to keep inventory closer to end customers, giving a boost to in-city logistics. India’s in-city warehousing stock is expected to grow from 68 msf in CY24 to more than 100 msf by CY27. Horizon Industrial Parks is already present across these markets with a network of 58.58 msf spread across 45 assets in 10 cities.
